DEVELOPMENT ISSUES:
Multiple developers had tried to re-develop this property in center city Baltimore and all had abandoned the project. The existing building was a four-story bowling alley built in the 1930’s. The property had a large footprint but limited exterior exposure. The number of apartments that could be accommodated in the existing building was very small and made the project financially impractical.
OPPORTUNITIES:
The site had two vacant lots adjacent to the building one was part of the site and the other a city owned lot. There was also an arcane zoning height restriction on this block.
DESIGN SOLUTION:
By incorporating these vacant sites and having the zoning height limitation waved we were able to have approved a 20-story apartment building, increasing the occupancy to 240 units, which made the development an excellent investment that was missed by previous developers.
